A reserve reduces the shock of normal home ownership costs. The right amount depends on property age, climate, material quality, DIY ability, and how much work has been deferred.
Formula used
Annual reserve = home value × annual percentage + extra monthly savings × 12. Monthly reserve = annual reserve ÷ 12.
The formula is intentionally simple so it can be used for quick planning. Real bills, quotes, and installation costs can include fixed fees, taxes, tiers, labor, product limits, and site-specific conditions that a calculator cannot see.
